Recognising opportunities in property
Confused about making the next decision on where to take your property portfolio? We often come across some of the most seasoned property investors when assisting people purchase their next property. Below we have prepared some of the points that some of our other clients have assist them when deciding whether or not to add a property to their portfolio's.

1. SEE THE END NOT THE BEGINNING

From an investment perspective consider your long term goals and the benefits that you will gain from purchasing another investment property over the next 5 years.

a) Maximum depreciation within the first 5 years

b) Tax reduction strategies

c) Gaining the benefits of capital growth to purchase more property or have the opportunity to upgrade your principle place of residence (i.e. improving your lifestyle)

2. GET AN OPPORTUNITY MINDSET

Some of the greatest investors are always looking to learn, develop their skills and keep their eyes open to assist them with growing their portfolio. The only mistake people have made in the past is not being in property. A well regarded property commentator was recently quoted: “When there is greed in the market I have fear. When there is fear in the market I have greed. There is now fear in the market and I am buying, so should all astute investors.”

There is a well known saying amongst these property enthusiasts, 'buy in gloom, sell in boom' with the only people to benefit are those that buy well before the next boom. These people will benefit because they are educated investors.

3. AVOID LOOKING FOR AN EASY WAY

Success in all aspects of life does not come without determination, hard work and focus. Liaise with your Accountant and Financial Advisor to assist you in your decision making.

4. BE PREPARED FOR A DAY OF OPPORTUNITY

Out of the greatest despair comes the greatest opportunity. You need to be focused and aware of your market place conditions. Structure your portfolio in order to maximise your ability to take on that opportunity when it comes your way.

5. MAKE THE MOST OF EVERY CIRCUMSTANCE

Be aware of taxation requirements and local laws in order to take full advantage of government and taxation incentives. (e.g. claiming depreciation on newer properties)

6. GRASP IT WITH BOTH HANDS COHERENTLY AND PASSIONATELY

Consult the experts by following your plan strategically without distraction from your peers who may not understand your goals or strategies.
